We make buying your new home a BIG deal

BUYING A NEW HOME?

Most builders pay a 3% commission to encourage agents to bring buyers. This 3% is already built into the price of the home (as a marketing expense).

SAME PRICE EITHER WAY

The builder's own company policy requires the price of the home to be the same, whether you have an agent or not.

THE 3% IS EXTRA PROFIT

The builder does NOT lower the price if you buy without an agent. They just keep the 3% as extra profit (unused marketing expense).

WE UNLOCK THE SAVINGS

Our program "unlocks" the 3% commission and we rebate you 2.5% cash back when you purchase your new home using our team.

IT'S FAST, EASY & 100% FREE

We're paid by the builder, so none of our services will cost you a penny. Our average buyer rebate is between $10,000-$20,000!

BUT WAIT, THERE'S MORE!

Your 2.5% rebate is in addition to any promotions, discounts, upgrades, or any other incentives the builder is offering.

THIS SOUNDS TOO GOOD TO BE TRUE.

"What's the catch?"

I get this question all the time, because some buyers believe a builder might give them a better price on a new home if they don’t use an agent. But the truth is that the builder’s own company policy requires the price to be the same – whether you have an agent or not.

Many people don’t know this, but a 3% agent commission is already built into the price of new construction homes as a marketing expense. If you buy without an agent, the builder does not lower the price. They just pocket the 3% commission as extra profit. Here’s why…

Because you don’t need an agent to buy new construction. Whether you have an agent or not, the price and process are the same either way. You still work with the builder sales rep throughout the entire transaction, who walks you through each step from start to finish including contract, financing, inspections, and settlement.

At New Home Rebates, we believe buyers should be rewarded for doing their own research and legwork of visiting each community in person, meeting with builder sales reps and making the decision of which builder and model they want to purchase. By working together, we unlock the 3% agent commission and rebate you 2.5% cash back, helping savvy new construction buyers get maximum value.

ANSWERS TO FREQUENTLY ASKED QUESTIONS

There is no catch! It is a win-win – you get to save thousands on your new home and we get to work with a client who would have bought a new home without us.

Yes! Builders typically offer a 3% agent commission that is built into the price of the home. Since the builder pays all our fees, none of our services will cost you a penny.

As a nationwide company, we work on volume so we're able to operate with reduced costs and still be profitable. This is very different from most agents who spend their time and money with listings that don’t sell and buyers that don’t buy. They can't afford to compete. Because we specialize in new construction home sales, our up-front approach usually attracts the most serious buyers. Since we only work with ready, able and willing clients, we're able to eliminate the "taxi driving" and all the other unnecessary (but time-consuming) tasks which make the home-sale process more efficient for all parties.

Unfortunately, if you are already under contract with another real estate agent, you are not eligible for our program. This service is not meant to solicit buyers already working with another brokerage. But once your current contract terminates or expires, we would be happy to assist you.

As long as you are not already under contract, the answer is most likely. A builder usually wants to know at the first meeting if you have a real estate agent representing you, but most will allow you to add an agent during the process. Please contact us and we will discuss the best way to approach the builder in this situation.

Yes, rebates to home buyers are 100% legal in every state EXCEPT Alabama, Alaska, Iowa, Kansas, Mississippi, Missouri, Oklahoma, Oregon, and Tennessee. Click here to see the United States Department of Justice website that specifically addresses real estate rebates. The reality is that rebates are not very popular among the general population of real estate agents, since most agents make their living by keeping all of their commission (typically 3% of the sales price). If an agent tells you rebating is not legal, they are ignorant of the law, or they simply make more money by convincing you otherwise.

Brokers and agents across the country are eyeing this trend nervously. Rebates are basically gifts that the buyer can use to reduce their out-of-pocket expenses; however, the buyer’s gain is often seen as a loss to the agent. Most agents earn their sole living based on the commission received from the real estate transaction. Oftentimes, the agent also has to split their commission check with their sponsoring broker. So, the misconception among many agents is that providing a rebate is synonymous to leaving a hole in their pockets, which ultimately results in less income for them. We don’t adhere to this belief.

We offer 2.5% rebates for any to-be-built and immediate-delivery new homes. Once you find a new home you would like to purchase, just make sure to register us as your agent.

An immediate delivery home is a brand new home that was custom built for a particular buyer, but at some point during construction, the buyer backed out for a variety of reasons (financing, job loss, job transfer, medical reasons, etc). These homes are typically loaded with many beautiful interior/exterior upgrades and the builder is highly motivated to sell these homes as quickly as possible, even if that means selling at a discount.

Sorry, no. Our program is designed specifically for buyers purchasing new construction homes only. We're not able to assist with any resale home purchases.

The website we recommend is NewHomeSource.com as they have the most complete inventory for new construction. It's basically the MLS of new home search, which includes every builder, community and models offered (including pricing, amenities and all "coming soon" communities).

Simply visit the community sales center at your earliest convenience and speak directly with the builder’s sales manager. Just make sure to register us as your agent during your first visit.

No, the price of the home will be the same. Most builders pay a 3% commission that's built into the price of the home as a marketing expense to encourage agents to bring buyers, and you go through the same sales process either way. But the builder simply keeps this as extra profit if you buy without an agent.

No, we only represent you. You are our client, not the builder.

Most builders will want you to get pre-approved as part of their sales process , but they typically  offer incentives if you use their preferred lender, such as closing cost assistance.

Yes, we can help find you a top-rated local agent that can help you sell your home fast and for top dollar (at a discounted listing commission).
